WINNER Continental Group was responsible for the complete restoration of the seven-story, historically significant, cast iron manufacturing building, transforming it into retail/residential/artist studios at a total project cost of $12 million. Since the building's owner was based in Europe, Continental Group's initial role of construction manager was expanded to include the duties of developer, performing the tasks of property manager, asset manager and leasing/sales broker. Pre-construction was initiated in April of 1992, with construction starting several months later and completed in August of 1994. |

| Continental Group is acting as local developer for a 650 acre mixed use planned community. The project includes administration on and maintenance management of 400,000 sq. ft. of existing office space. Since the project's location is within two municipalities, the re-zoning and master plan process is greatly complicated.
The overall project includes 1800 multi-family units, 1.3 million sq. ft. of office/industrial space and 600,000 sq. ft. of retail space. Several smaller lots have recently been developed including a 108 room Mainstay Suites extended-stay hotel and a Cracker Barrel restaurant. As part of this project, Continental Group obtained a New York State Industrial Access Program combination grant ($550,000) and loan ($400,000) for the construction of off-site improvements. Currently, we are developing on a fast-track basis an 834,000 sq. ft. warehouse/distribution center for a national retailer. |
